Why Builders May Be More Motivated to Sell Than Homeowners

A homeowner who is not getting the offer they want can take the home off the market and wait. A builder with completed homes may have different pressures: money is tied up in each property, and the costs of holding finished inventory continue.

That does not mean every builder will lower a price. It does mean buyers may have more to discuss, especially on homes that are already complete.

Builders are feeling a slower market

The National Association of REALTORS® reported pending sales of existing homes fell 7.3% in September 2026 from August and 11.3% from a year earlier. Pending sales are homes under contract, before closing.

New construction is a separate market, but builder sentiment also weakened. In October, the NAHB/Wells Fargo Housing Market Index dropped to 29, its lowest reading since June 2012. NAHB said buyer traffic reached its lowest level since April 2012, excluding the pandemic’s start.

These are national numbers, not a forecast for any one Lathrop community. They help explain why builders may be using incentives to attract buyers.

Incentives may be available beyond a price cut

NAHB’s October survey found 65% of builders were offering sales incentives. Forty-three percent had cut prices, with an average reduction of 6%.

An incentive might mean a price change, help with closing costs, a mortgage rate buydown, or included upgrades. Which option matters most depends on the buyer’s financing and the full cost of the home.

Ask about completed homes

At a new community, ask which finished homes are available now. Builders may call them quick move-in homes or spec homes. A completed home that has been available for a while may give a buyer a reason to ask about the terms, though flexibility is never guaranteed.

Useful questions include:

  • Which completed homes are available, and how long have they been listed?

  • Which incentives apply to that specific home?

  • Can the incentives be combined?

  • What are the estimated property taxes, HOA dues, and special assessments?

  • What is included in the price, and what costs extra?

Compare the full monthly payment and cash needed at closing with nearby resale homes. A lower price is only one part of the decision, and incentive offers may come with deadlines or lender requirements.

Can you negotiate with a home builder in Lathrop?

Sometimes. A builder may offer a price reduction, closing cost help, a rate buydown, or upgrades. The options vary by builder and home, so compare the full terms and ask about completed quick move-in homes.

Bottom Line

Some builders may have a stronger reason than an individual homeowner to keep completed homes moving. Current national data shows incentives are common, but the actual offer depends on the builder, community, and property.

If you are comparing new construction in Lathrop, ask me to look at available completed homes and compare the full costs and incentives.
