I’ve had a lot of conversations lately with homeowners trying to figure out what their next move looks like before the end of 2026.
And I keep hearing the same questions.
What if I sell and can’t find anything?
Should I just wait until next year?
Is now even a good time to make a move?
Here’s how I’m looking at it.
Selling a home right now can be more challenging. It’s taking longer. Buyers have choices, there’s more competition, and how you price and position your home matters.
But there’s another side to that story that does not show up much on here.
According to a new Redfin report, fresh listings just reached their highest level in four years. New listings were up 2.1% from the previous week, and the total number of homes for sale increased as well.
For buyers, that means more choices and potentially more negotiating power.
So if you’re thinking about selling AND buying, you have to look at both sides of the move. Which is the case in any market. It is rare to win big on both sides.
Maybe you don’t get quite as much for your current home as you would have in a different market.
But what if you have more homes to choose from?
What if you have more room to negotiate?
What if the home you really want is finally within reach?
That’s why I wouldn’t make the decision based solely on whether this is a “good” or “bad” market.
I’d look at the whole move.
What can we sell your home for?
What can you buy?
What can we negotiate?
And most importantly, does the move put you and your family in a better position?

A lot of buyers in Lathrop are still looking, but the payment is where things start to fall apart.
You see a home that looks promising. The photos are good, the layout could work, and the neighborhood makes sense. Then you look at the price or the estimated monthly payment, and suddenly it feels out of reach.
I get it. Affordability is still a real challenge.
But here is the part buyers should not overlook: more sellers are starting to adjust.
According to HousingWire Data, more than 40% of sellers are dropping their price. Realtor.com also reported that July 2026 had the lowest median list price of any July in the past five years.
That does not mean the market is crashing. It does not mean every home is suddenly a deal. And it definitely does not mean every seller will accept a low offer.
What it does mean is that more sellers are becoming realistic about today’s buyer reality.
For buyers in Lathrop and River Islands, that may create more room for a serious conversation. Sometimes the opportunity is a price reduction. Sometimes it is a seller credit. Sometimes it is help with closing costs, a rate buydown, repairs, or more flexible terms.
The key is knowing where to look and how to structure the offer.
A price cut does not always mean something is wrong with the home. Sometimes it simply means the seller is adjusting to where the market actually is.
If you paused your search because everything felt out of budget, it may be worth taking another look with fresh eyes.
